Chester Labrador Retriever [Mix]- I need a HOME

Hello there, my name is Chester. I am a 3 year old yellow lab mix. My family returned me to ARF, because they didn't have the time that they thought I needed to spend with a family. I have history with ARF. I was one of the dogs that they brought back from Mississippi. If you haven't read the story, here it is. You see, the wonderful people there did a great job in rescuing so many of us !
http://www.arfusa.org/Emergency_rescue_2008.htm
I am now house broken,I know how to sit, lay down, shake, chase tennis balls, and stay. I walk on a leash very nicely , thank you ! I have a heart of gold and will be your very best friend forever. I love to chase the cats at our center, but somehow, they seem to get away, and I play nice. If you have the room in your heart and your home, I will give you the most unconditional love that you have never felt before. I love women, but men are nice too . Please call my rescue if you would like to meet me. I can't wait to find a really nice family to call my own. I am neutered, and up to date on all of my shots. :) Love, Chester
Chester is up-to-date with routine shots, house trained and spayed/neutered.

New Siding Can Boost Value

When you want to sell your home, you need to improve its curb appeal. There are many ways to do this. One of the current trends is to replace older styles of siding with some of the newer materials available on the market.

You are probably thinking that siding is not a good option for most homes, but that is probably because you are unaware of what building material manufacturers are offering these days. Siding was a cheap alternative to high-quality supplies like brick or stone in the past. Today’s options are a bit more expensive, sometimes even more than the materials that they traditionally would have replaced.
Faux brick, for example, is significantly more expensive than real brick. The advantage is that its installation cost is much less than that of hiring a bricklayer team. It also provides better insulation. Since most of today’s newer building products are as functional as they are beautiful, many homeowners are using them to update their home’s exterior.

Cedar has become a common siding material over the past few decades. Cedar siding has several problems, including maintenance and weather resistance. Now homeowners can choose products that simulate the look of real wood, but are made from composite materials designed to resist water damage and other signs of aging. Many synthetic look-alike building materials are getting rave reviews in comparison to the real thing.

Re-siding a home with one of these synthetic materials is expensive, since they cost more than the real thing, with perhaps the exception of stone. Nevertheless, you can save significantly on installation costs.

Consider updating your home’s siding when the exterior of your home looks drab or run-down. The investment may help you increase the home’s sale price. If your home has been for sale for some time and you believe it might be due to a lack of curb appeal, consider modifying the exterior to make the home more attractive to potential buyers who are viewing your home by driving by or looking online.

Here is some information about what is involved in a re-siding project:
  • Remove old siding first, rather than placing new siding directly on top of the old. This reduces the likelihood of water and wind damage due to gaps.
  • Conduct a complete exterior wall inspection, since the wall is exposed during the re-siding process. A certified home inspector can give you a valid report to present to potential buyers.
  • Always call the local building office to ensure that your proposed project is acceptable before purchasing any materials for the project.
If you have decided to re-side your home, check the references of your contractors and ask to see a portfolio of their work. Always speak with other people who have used that contractor before making your selection.

How to Shop Online for Your Next Home

Thanks to the power of the internet, today’s savvy homebuyer has a considerable advantage over buyers in the past. Potential buyers can access important and valuable information to weigh the merits of locations, school districts and other factors that are important to them. Potential buyers also have the ability to look online at the homes listed for sale in the area where they want to live.

Knowing how to shop online for a home is important. Many brokers have websites that list homes that are available for viewing. Some sites let visitors view all homes currently listed for sale on the Multi-List. Other sites introduce potential buyers to for-sale-by-owner (FSBO) options, and there are even sites dedicated to foreclosed properties.

First determine which type of site will work best for you. If you have not limited your selection to foreclosures or FSBOs, then a site that lists all homes is the most convenient option. Such sites usually do not include FSBO homes. Only those foreclosed properties that are listed on the Multi-List appear on these sites. You may need to use more than one service to discover all the options that are available to you.

When looking for a home, enter search criteria into an online form to indicate specifically what you are interested in. You can limit your search to a specific zip code, city, school district, price range or number of bedrooms.

Once these criteria are entered, you receive a list of homes that meet the minimum criteria that you entered. The list probably will likely include many homes with one or more photos and a description of the home, including the number of bedrooms and bathrooms and the total square footage. You can click on a specific home in the list to get more detailed information, including additional pictures and, in many cases, the address and a map.

Most people generate a list of homes that pique their interest so that they can pass the information on to their realtor. Some people are beginning to purchase their homes online, often without even visiting the home.

Rising interest rates are causing bidding wars. Some buyers sit and wait for new listings to appear so that they can make their offer in first. This is not very common, but it is happening in areas where the real-estate market is booming.

Why would anyone purchase a home sight-unseen? For the same reason that people shop online for anything. It is convenient. People are working more hours than ever before and potential buyers are often too busy to view offerings in person. Some people think that the home-shopping process is fun, but others dread it and would prefer to handle any inconvenience rather than pound the pavement in search of the perfect home.

Viewing homes before visiting them remains more popular. However, the trend of bidding online or even completing the purchase online is growing in popularity, albeit only among small groups of people in certain geographic locations.

The savvy potential buyer will spend hours online looking at the various offerings. Most opt to visit the homes that they like well before making a face-to-face offer, much less an online bid.
